This large budget reform surprised the team by discovering an original floor of the Catalan bourgeoisie of the mid-twentieth century, called Nolla Mosaic. Piece by piece was removed to reinforce the floor itself and it was redrawn with the indications of our client.

This property had a free height of 4 m, which allowed the construction of a small open space where it is accessed thanks to the spiral stairs. The structure of wooden beams and pillars and cast iron iron beams are visible, detail that enhances the work seen and brings an industrial touch to the design. In addition, thanks to the dimensions of the space, a kind of boxes were made that provided privacy with respect to the rest of the common spaces.

It is required to get a license from the City Hall, whenever the distribution of the apartment is going to be modified (either adding or removing walls). In order to get the license, it is also required a project from an architect which proves that all the regulations are compliant.
It basically depends on the amount of work required on site. The City Hall charges the 3,35 % of the builder’s quote, taxes and the project from an architect are charged separately.
It really depends on how much work required on site, and also the protection level of the property in case of being listed in the Heritage department. It will definetely take longer if the property is listed, since the City Hall might want to revise all the documentation related to the renovation, before being able to start the works.
